I've never rented a vacation house before. How is it different from staying in a hotel?
Renting a house provides much more space than a hotel room and provides many of the same conveniences of your own home (kitchen, laundry, bedrooms), and can save you money. However, house rentals do not provide all the conveniences a hotel. You must check-in at our key code management office which is about 4 miles away, supply most of your own toiletries, and handle all your own baggage. Also, there is no on-site restaurant, although several restaurants are nearby.
How many people can stay in your townhouse?
We officially provide beds for 6 guests, although Florida law allows us to sleep up to 8 as a maximum regardless of age. We do have a sofa that can sleep a small person such as a child (it is not a sleeper sofa). There is enough extra bedding/linens in the townhouse to accomodate 8.
How do we make a reservation?
Check our Availability Calendar to make sure we have the dates you are interested open. Then send an e-mail using the 'Contact Us' button to the left. Fill out the information, and send it to us. Within 24 hours, we will respond to you with a total price (including all taxes/fees). Let us know that you would like to book, and we will send you payment instructions. We require a $100 deposit per week, with the balance being due 6 weeks prior to your arrival.
How do we pay?
We accept payment via Visa, Master Card, American Express, and Discover Card credit cards through our Authorize.net secure payment server. We can also accept payments through PayPal on request.
Unfortunately, we do not accept personal checks or money orders. They take too long to clear, and there is a significant amount of fraud associated with these payment methods.
What is your cancellation policy?
We want to be fair to our guests, and know that emergency cancellations do occur. However, we are not a large corporation, and it is difficult to re-book our townhouse on short notice. The following is our cancellation policy.
> 6 weeks to arrival: loss of deposit money
4-6 weeks to arrival: 50% loss of total
2-3 weeks to arrival: 75% loss of total
< 2 weeks to arrival: 100% loss of total
How do we check-in?
The earliest you can check-in is 4PM. When you arrive, you will need to go to the IPG Vacation Homes office, which is located about 4 miles west of Windsor Hills. They are open 24/7, so a late check-in is not a problem. Once there, you will need to sign the rental agreement, and leave a $250 credit card damage deposit. They will then give you the townhouse key code, and you can proceed to Windsor Hills. Windsor Hills is a gated community, and you will need to stop at the guard house, tell them the address of our townhouse, and they will give you a tag to hang in your vehicle.
How do we checkout?
You must be out of the townhouse by 10AM the morning you leave. There's no need to have to check out at the IPG Vacaction Homes office. All you need to do is lock the door behind you when you leave!
What items should we plan to bring ourselves?
The townhouse has a very basic set of supplies provided to you, including new bars of hand/bath soap in all 3 bathrooms, and toilet paper rolls in all the bathrooms. Things you will probably need to provide yourself:
- Extra toilet paper rolls
- Rolls of paper towels
- Extra kitchen-size garbage bags (only 1 is provided to you)
- Laundry soap for high efficiency machines (no laundry soap will be in the home)
- Automatic dishwasher soap (prior guests may or may not have left some)
- Hand dishwashing soap (prior guests may or may not have left some)
Is housekeeping provided daily?
No. Normally the townhouse is only cleaned at the end of your stay after you checkout. You can request extra cleans for an extra fee - let us know if you would like this.
What do we do if something is wrong with the townhouse?
Unfortunately, problems to sometimes occur. We have local property management available 24/7 who you can call if you have any problems or questions. Contact information is provided to you in our e-mail documentation, and is also in the townhouse.
How close is Windsor Hills to Walt Disney World?
Windsor Hills is one of the closest resorts to Disney World! We are located about 2 miles / 3.5km from Disney's southern World Drive Maingate. It's normally no more than a 10-15 minute drive to get to Disney's parking lots.
How close is Windsor Hills to Universal Studios and Sea World?
It's about a 12 mile / 20km drive to Universal Studios and Sea World. You can expect it to take 20-30 minutes.
Is there transportation to and from the theme parks?
A bus service is available to provide transportation from Windsor Hills to all the Orlando area theme parks plus popular shopping malls. The bus service does cost extra. Schedules vary, and are posted in the Windsor Hills Clubhouse. However, we generally recommend to our guests that it's best to rent a car and drive to the parks/shopping yourself, if someone in your party is willing to drive.
How does the splash pool heat work?
The pool heat for our splash pool is optional, and costs $10+tax per day. We recommend it October through March. Prior to your arrival, our property manager will turn the pool heat on for you. The pool heat runs on a timer, and is on during the day, and off at night. To help conserve the heat in the water overnight, a pool blanket is provided in the pool area. This will allow the water to warm back up quickly when the heat turns on in the morning. You can adjust a temperature control located on the heating unit to set the temperature to your tastes.
Is the Clubhouse pool heated?
Yes, the clubhouse pool is heated at no extra charge to you.
Do you allow pets?
No. We do not travel with pets ourselves, and as some of our guests have pet allergies, we do not allow any pets.
Is smoking allowed?
No. We are strictly non-smoking. If our cleaning personnel determine smoking has occurred in our townhouse during your stay, additional cleaning charges will be subtracted from your damage deposit.
Are you the owner of this townhouse?
Yes. We are a family with two small children who love to go to Disney World, but don't enjoy Disney prices! You will be doing business with the direct owner of the property, and not a management company. This photos on this web site are of the exact property you would be staying in.
